The process is easy and is designed to help us meet legal requirements of our HOA covenants as a community. Changes or improvements include decks, fences, house painting, retaining walls, etc.

HOA DUES AND LIEN PROCESS
If you have not paid your HOA dues or still owe a portion of them, please contact a board member to make arrangements for payment as soon as possible! We have started the process to file liens against all non-paying HOA members. Please see following paragraphs.
Each year the Homeowners' Association (HOA) Board notifies all residents of the amount of the annual assessment ("HOA Dues"). The money collected through the HOA Dues provides enough funds to properly maintain all existing common areas, structures, landscaping, ponds, and the pool.
It is very important that each property owner pay their annual HOA Dues by the annual due date to enable the Board to effectively manage the budget for maintenance and capital improvements. Starting in 2024, the Board will apply a $25 per month late fee for any homeowner that fails to pay within 30 days after the deadline.
Any unpaid dues (or assessments) may result in collection action, including a Validation Notice ($125, 90 days after deadline), liens ($225, 150 days after deadline), updated liens, suits for money judgement and foreclosure (fees determined at time of filing). Once judgement is obtained, the Camelot HOA may proceed with post-judgement action, including bank attachment and wage garnishment. Any costs the Camelot HOA incurs in the collection of unpaid assessments, including non-suficient bank fees, attorney fees, recording costs, title reports, and court costs, may be charged back to the account.
A formal legal process will be initiated to collect all past due fees. This process will be managed by the HOA's attorneys, Kaman & Cusimano, as follows:
- Law Firm issues collection letter to each property with past due fees. Collection letter will state total fees due to the HOA within 30 days.
- Property owners have the right to dispute the past due fees with the Law Firm, within 30 days.
- Properties that do not pay the past due fees or properly contact the Law Firm within 30 days will have a lien filed against their property. The amount of the lien will include all past due fees plus all legal fees associated with this process.
