2022 HOA Annual Meeting

Board member introductions
- Reviewing dues collection. In the last three years, the board has collected the least amount of dues in 2021. We implemented a $25 late fee last year which was assessed to this year's bill if unpaid. A second $25 late fee was assessed to anyone who did not pay by the end of 2021 totaling a $50 total fee if someone failed to pay in 2021. Those late fees will continue to accumulate for neighbors who fail to pay.
- Dues increased to $425 this year on the recommendation of our accountants and to accommodate for rising costs in our regular expenses such as pool maintenance and landscaping. We had not increased HOA fees in over ten years while maintenance costs increased; the update was much needed, though we will constantly be reviewing the amount in coming years to ensure it is appropriate.
- Starting next year (2023) we will need to address the erosion occurring at the pond. We plan to table that until next year and will let the weeds grow around them for the time being.
- Longer pool season also results in more maintenance and sustained costs. The pool will continue to remain open as long as the weather is favorable into the fall.
- Legal/professional costs have gone up a little bit over the past couple years as well.
- Wish list
- Stump removal - dead tree next to pool to be scheduled in the spring.
- Planting a tree in each vacant tree lawn. We are in conversation with our landscaping company to see if a group rate for tree planting would be available. Note that the cost of such a planting would be the homeowner's responsibility. While we may be able to offer a group rate the HOA will not be paying for the tree. Please also note that the state of Ohio has prohibited the sale or planting of Bradford Pears as of September 2023; we advise against planting such a tree in your tree lawn. Make sure that no matter what kind of tree you are planting you keep it trimmed and neat near the sidewalks.
- 2022 - Purchasing up to 20 new reclining pool chairs as well as replacing the current picnic tables under the pool pavilion.
- Mailboxes: Requesting that everyone has a white or black mailbox and post. We are offering a $50 rebate on your mailbox replacement. Please bring your receipt to a board member and we will apply the credit the following year's statement.
- Re-lining the parking spaces at the pool parking lot
- Light posts in each lawn that do not currently have them. A $50 rebate is available for anyone who installs a light post then presents a receipt to a board member.
- Rob McGregor will investigate options for large scale sidewalk leveling to see if there is group rate available. The cost of sidewalk re-leveling would be the homeowner's responsibility.
- If you need a new pool key, please reach out to Rodd Torbert for a replacement
- We have a list of homeowners who have failed to pay the dues for over three years. If the amount due exceeds $1,000 we have applied a lien to the home.
- Sending a letter from our legal team costs $195 to send so the board will also be reaching out to people who owe individually.
- If there is any conflict among neighbors, please always be kind and respectful. If there is an issue that requires intervention, please reach out to the board.
- Follow-up on short term rental amendment. Only 60 people responded to the amendment which is below the 75% of homeowners we needed; the amendment failed.
- Discussion of increased, rolling fee structure for those houses who refuse to pay year-over-year. The board will consider this later in the year.
- No attendees wanted to run for a position on the HOA Board, so Rodd Torbert won the position unopposed. He will next be up for re-election in 2025.
