HOA Newsletter
It has been a wonderful year for Camelot and everyone should be proud of maintaining and preserving our community. We have successfully made some changes and would like to thank the board members and the homeowners for their support in getting our projects done. We hope you agree that Camelot is looking better than ever, and there's more to come.

CAPITAL IMPROVEMENTS STATUS:

  1. New doors will be installed at the pool on both bathrooms, chemical storage and pump rooms.
  2. New pool covers will be purchased this year.
  3. The old fountain in the large pond has finally quit working and will need replaced this year also. The new bubbler in the front smaller retention pond is working well.
  4. New landscaping is currently being designed and planned for the ponds along Derby road, extending from the beds and Camelot sign at the north entrance.
Please remember, all improvements are made with our hard earned money put towards improving Camelot, which will ultimately be beneficial to our property values in the future.

REMINDER OF HOME/LANDSCAPING IMPROVEMENTS

If you are considering home and landscaping improvements in the near future, please contact one of our board members with your change and/or improvement requests 30 days in advance of work. The process is easy and is designed to help us meet legal requirements of our HOA covenants as a community. Changes or improvements include decks, fences, house painting, retaining walls, etc.

HOA DUES AND UPCOMING LIEN PROCESS

If you have not paid your HOA dues or still owe a portion of them, please contact a board member to make arrangements for payment, as soon as possible! We have started the process to file Liens against all non-paying HOA members. Please see following paragraphs.

Each year the Homeowners' Association (HOA) Board notifies all residents of the amount of the annual assessment ("HOA Dues"). The money collected through the HOA Dues provides enough funds to properly maintain all existing common areas, structures, landscaping, ponds, and the pool. The amount of the HOA Dues has remained constant since 2006 at $400 annually per property. Even with the major inflation of utility costs and the many recent capital improvements the Board has managed to not increase your fees.

It is very important that each property owner pay their annual HOA Dues by the annual due date to enable the Board to effectively manage the budget for maintenance and capital improvements. Unfortunately, some of our neighbors don't think they need to pay their HOA dues. Sadly, 58 (that's over 25%) of our current property owners have past due fees for at least one of the last 4 years.

A formal legal process will be initiated to collect all past due fees for the years 2005 through 2011. This process will be managed by the HOA's attorneys, Kaman & Cusimano, as follows:
  1. Law Firm issues collection letter to each property with past due fees. Collection Letter will state total fees due to the HOA within 30 days.
  2. Property owners have the right to dispute the past due fees with the Law Firm, within 30 days.
  3. Properties that do not pay the past due fees or properly contact the Law Firm within 30 days will have a Lien filed against their property. The amount of the Lien will include all past due fees plus all legal fees associated with this process, which is an estimated minimum of $285.

ANNUAL CAMELOT HOA MEETING

We will update this website with the proposed date of the HOA meeting when the time draws near. It will be held at Avon Middle School on Stoney Ridge. We will inform you via mail when the date, time and location are finalized.

We ask that all homeowners try to attend our annual meeting this year. It shows interest in our community and we have great input from all those attending. If you have any ideas for future Capital Improvements, please bring them with you to the meeting or contact a Board member.

Board Member elections will also take place at the annual meeting. Contact a Board member if you are interested in joining us. We need and would greatly appreciate your help.
NEWS UPDATES
Dues Due
Homeowner dues are due April 1, 2015. Invoices will be sent out. The dues this year are $400. Please send payment to the Camelot Estates Homeowners' Association, P.O. Box 6, Avon, OH 44011.
